Javea Building Regulations

Monday 31 August 2009 @ 8:32 pm

The affluent area of javea known as La Corona is having a new house built there by a well known Javea developer. The building has exceeded its building limits and so five months ago the council stopped work on the house.

The house is being built by Arcion SA Construcciones  and it is the owner of the company who is having the house built. The investigation into the building of the house was instigated by the Urban development councillor.she is now saying that the building need not be demolished as the owner owns the adjacent piece of land and as long as this piece of land is incorporated into this project then the building does not exceed regulations. However it would mean that the second piece of land could never be built upon.

Sceptics are saying that the council is just juggling with figures to appease an important local developer, who knows how to manipulate the system.Arcion SA has carried out some prestigious work in Javea but that is no reason for them to manipulate the rules.

Calpe and The Ley de Costa

Monday 31 August 2009 @ 8:04 pm

Thousands of buildings in Calpe could now be under threat of demolition because of the retrospective Ley de Costa. The protection zone for the cast is 500 metres .This is the area between the coast and what is deemed public land. There are many properties built within this zone in Calpe and consequently they could become demolished.

In the plan put forward by the provincial government this no-go zone is to be increased and so many apartment blocks inside the boundries  could ultimately become subject of demolition.

This has produced great anger from the Calpe council and they say that the maps used by the provincial government are out of dateand that these maps do not show certain important boundries very clearly.About 15,000 hectares of Calpe coastline will be affected including Las Salinas. The council have quoted a Supreme Court ruling in 2003 which stated that the boundries were private property and thatno other boundries could be imposed. This plan imposes a boundry of 100m around the lake. The Salinas themselves are protected but there is a plan to build over 2000 homes at its peripheri.

Calpe council is now going to set up information points so that residents can remain informed of the proposals and what the council is going to do to counteract the proposals.
